Top Things to Look For When Conducting a Final Walkthrough

If you are a new real estate agent, you have probably wondered what exactly you should look for on a final walkthrough. It is definitely exciting when you’re closing your first couple of deals. But, you have to go into this final walkthrough with a clear head and be sure not to miss anything. Therefore, I have compiled a list of some of the top things to look out for when conducting a final walkthrough.

Overall Condition

The first category I like to focus on is the overall condition. Was the home still being lived in the last time you looked at it? If so, the residents have most likely moved out by now. You need to give a good overview of the overall condition of the property to see if any damage was done during the move. Meanwhile, be sure that there hasn’t been any appliances of furniture that was mistakenly removed. Below, you will find some of my main checklist items on this topic:

  • The property is in a clean condition.
  • No unwanted items or trash.
  • Owners have removed all their belongings.
  • There are no signs of mold or water damage.
  • No damage has been done to the floor, walls, or doors during the move.
  • The landscaping has been maintained.
  • The exterior of the property is in the same condition.
  • Repair items have been completed.

Major Systems

Appliances, electrical, and plumbing is the next items you want to give a good look over. It’s good to go through and give all the major systems a quick test to make sure they are working as they should. You don’t want your client to find the fridge doesn’t work anymore when they move. Another thing to check is the plumbing. Go through the whole house and test everything that water runs though. Once the water is flowing, check under the cabinets and make sure there’s no leaks. Below, I have listed some of the main checklist items to review in the major systems category:

  • All the appliances are still in the property.
  • The hot water heater is in working order.
  • Heat/ AC are in working order.
  • All water fixtures and drains work as they should.
  • Appliances are in working order:
    • Fridge
    • Microwave
    • Range
    • Dishwasher
    • Washer/Dryer
